Various cement and building materials company are ready to guide and help you in constructing your dream home under the expert guidance of legal experts, vastu experts, qualified architecture and engineers, economical and reliable housing finance company /banks, local experienced contractors, and reputed building materials suppliers of your region. Experienced masons, plumbers, electrician, carpenter, painter, interior decorator will give your house the finishing touch. And finally the priest who will perform your Shubh Grih Pravesh (At Home) ceremony.
Budgeting: When you have taken decision for building your dream home. The first question raised is that what will be its budget? After determining the size of the house, a tentative budget will be finalised. You may need help in finalising your budget. You may also require loan that could be against your personal Saving Deposit or your borrowing from relatives and friends. You may also opt for Housing loan, Personal Loan etc. The budgeting is generally divided in two parts (a) Land Cost (b) Home Building Cost.
Place and Location of your dream home– While selecting the Land for your dream home, take decision as per your budget only. Please do not take any irrational decision, take help of a good agent, take opinion from your family members, friends and such acquaintances who have experience of such dealing. The size of the plot should meet the present as well as future requirement of the family. You must consider garage space or small garden in your proposed plot. The proximity to facilities such as bus and taxi stand, railway station, airport, roads and highways, hospitals and medical facilities, fire control centre, police station, school and colleges, bank, petrol pump, car servicing centres, places of worship, availability of electricity, gas and water supply and markets for day to day required items, as well as the last mile connectivity is important. In addition, proper drainage facility is also to be taken into account.
Before making payment in advance for land or building, it is recommended that you hire a competent legal expert for checking the authenticity of ownership of land, verification of various papers, litigations pending with authorities in respect of particular property, physical verification of land on site through surveyor. At the same time, before purchasing the stamp paper, all precaution must be taken to ensure that you avoid any further litigation post registration.
Vastuvid, Architect and Engineer: You may need help in shortlisting and finalising the vastuvid, architect and engineer in your region before starting construction of your dream home. They will be required for designing, constructing, supervising, & finishing your dream home. Similarly a vastuvid will render his/her expertise during the entire construction process for wellness and peace of your family according to Vastushastra. It is advisable that while preparing the map /building plan by architect/engineers, they must consider the soil test for piling job, earth quake resistance provision, damp proof treatment, anti termite treatment, water harvesting treatment, fire hydrant systems for proper safety of your house.
Housing Loan /Financial Consultants: They will assist and guide you to procure the housing loan from the right housing financial institutions/banks in terms of loan processing fee, rate of Interest, pre-closure clause, insurance coverage of loan and property, disbursement of loan at various stage of construction. Normally any financial Institution approves and disburses 80-85 % of total value of your housing projects. There are various financial institutions operating in this field. While finalising the loan please review on line as well as by directly visiting the banks and select the best one .
Following Papers/Documents are required for processing the Loan.
Address Proof-PAN/DL/VOTER Card/Aadhar Card, IT Return of Last Three Years, Salary Slip (if employed), Property Paper,Recent Photographs, Bank Cheque Book, Guarantors.
It is suggested to engage a good broker or agent in the processing of above loan. After repayment of loan, you should get NOC from the bank and collect original property paper from the bank.
Selection of Contractor:There are competent contractors who undertake construction jobs – whether one single job or complete construction job- as per approved plan of architect and engineer. Normally, these contractors undertake the job with materials or without materials. In this category Mason, Carpenter, Painter, Electrician, Plumber, Interior decorator etc are covered. Get hold of the details about these contractors such as their names and addresses, contact numbers, professional license numbers and store them for future reference.
While entering into agreement with a contractor, do clearly mention the size, quality, colour weight, brand of each item, commencing and finishing dates of jobs, payment schedules, disposal of garbage from construction site etc . A copy of agreement shall also be kept with you for reference.
The complete map of Building shall be kept in safe custody so that if in future if any problem arises, it can be rectified immediately.
Selection of Building Materials Suppliers: You enter the contract with contractor either with materials or without materials. This means either the contractor purchases materials or you directly purchase them and provide them to the contractor. It is highly recommended that you always procure all building materials only through company authorised stockist and reputed suppliers of building materials to avoid name-sake or fake products. The credibility of the supplier may also be checked through local residents and other sources.

Stages of Construction of your dream home: Leveling, tuebwell/submersible pump, excavation, plinth, foundation, shuttering, plinth beam- RCC with earthquake protection, curing- various stages, damp proof treatment, anti termite treatment, column and beams- -RCC structure up to lenten level, electrical confuting, roof leveling work, roofing works, brick works, rain water harvesting, plumbering, electrical fittings, plaster works, fabrication works, doors , window and false ceiling work, ground leveling works, tiles, wooden and sanitary fittings, wall putty and painting, polishing and varnishing, interior decoration, fire extinguisher job, solar panel, garbage disposals, shubh grih pravesh.
You must undertake entire jobs under supervision of competent guidance of Civil Engineers.
